Haha...well, they've been there for ages, and it is a central location in the day, when they do a lot of business. It's just that they are open 24 hours, and late night on that street is just not as busy as it used to be, even a few years ago.
Young people used to treat 8th Street from 6th Ave to Broadway like a strip in other cities...
Dudes with their modified cars blasting music, girls and boys hanging out, etc. The stores there all cater to young people, head shops, tattoo parlours, edgy clothing stores, etc.. They also had the old Movieland cinema which played the Rocky Horror Picture Show, which meant there were always hip young people there. NYU is right up the street, so they would naturally gravitate to that street because of the "cool" factor.
Union Square has probably taken a lot of this population away too. That place used to be REALLY dead back in the day when they had possibly the most low-budget department store ever, Mays, and a bunch of banks surrounding the park, which was run down and neglected. Now Union Square is like a giant mall...it's THE hangout for high schoolers in the city, I think, and the oodles of college age and recent grads who seem to like it too...
Hence why I RARELY if ever go to the movie theater around there, which I'm guessing is the most sold out and overcrowded place to go to the movies in the city.
Clothing stores, if linked to "hipness" can very well help an area.
The Meat Packing District (Upper Far West Village) is filled with boutiques now, but also has nightlife. Soho, on the other hand, has some nightlife scene, but it's still more for day shopping.
